About Dibonelli

A property business built on a few clear principles.

A curving stone staircase with a balustrade, lit from above

Dibonelli Real Estate offers property management and real estate advisory to private owners and investors. The business is built around a small number of principles that are easy to state and harder to keep.

The company

Management and analysis, run as one business.

Dibonelli manages property and analyses how it performs. We run the two as one business, because a property that is well run and a property that is well understood tend to be the same one.

Dibonelli Real Estate is a property management and real estate advisory business for private owners and investors. It is set up for individual landlords, owners who live abroad and investors with a small number of properties.

Day-to-day operations — tenants and guests, suppliers, maintenance — and financial performance — income, costs, yield and cash flow — are handled by the same people and reported together. The scope of every instruction is agreed in writing, and work that needs a specialist stays with a qualified specialist.

Three divisions

  • Dibonelli Residential

Long-term residential property management for private landlords and owners abroad.

  • Dibonelli Stays

Management of apartments let for short and medium stays, reported in full after costs.

  • Real Estate Advisory

Performance reviews, feasibility studies and financial models, available on their own or alongside management.

Two principal markets

United Kingdom
London is our principal focus: we know its housing stock, its leasehold arrangements and the rhythm of its rental market.
Italy
We support owners and investors with oversight, management support and analysis, agreed property by property and alongside the local professionals each matter needs.

Selected cross-border advisory matters, including some involving Switzerland, may be considered case by case. We intend to grow carefully, adding services and places only when we can deliver them properly.

Principles

  1. 01

    Operational accountability

Property management is mostly execution: the call returned, the contractor who arrives when booked, the invoice that matches the quote. We agree responsibilities in writing at the start, keep a record of what was done and why, and work with suppliers we are prepared to answer for. When something goes wrong, the owner hears about it from us first.

  2. 02

    Financial clarity

Owners should know what their property earns after the costs of keeping it, not only the rent that arrives each month. Our statements show income and expenditure side by side, with the invoices behind them, and our advisory work exists for owners who want to look further.

  3. 03

    A long-term view

Decisions made for the next booking or the next tenancy can work against a property over ten years. We think about maintenance before it becomes repair, the condition a property is returned in, and whether a way of letting it can be sustained — not only whether it pays this quarter.

What we do, and what specialists do

Clear boundaries are part of the service. Some work needs qualifications and insurance that a management business should not pretend to have.

Dibonelli Property Intelligence

Dibonelli Property Intelligence

One name for two things: a structured way of managing and analysing property that we use today, and an internal technology platform we intend to develop over time.

The problem it addresses

Information about a property is rarely kept in one place. Tenancy documents sit in email attachments, maintenance history with contractors, income and costs in spreadsheets, bookings in a platform's dashboard, and the assumptions behind an investment in a separate financial model. Each is manageable on its own. Together, they make it hard to see how a property is really performing, and easy for something to be missed.

Our aim is to bring these processes, step by step, into a more coordinated working environment — improving the quality of the information we hold, the consistency of day-to-day operations and the visibility of financial performance.

Today: a structured approach

Property operations and financial understanding, handled together. It does not depend on any software, and it is how every instruction is run now.

  • Responsibilities agreed in writing at the outset
  • Property information kept in an organised, consistent form
  • Reporting that follows the same structure every time
  • Operating decisions read for their effect on income and cost
  • Decisions made on figures the owner can check

Planned: an internal platformPlanned

Over time we intend to develop an internal property and real estate management platform: one working environment connecting property operations, financial performance, reporting and the analysis of investment projects. It is a development objective. It has not been built, and clients do not have access to it.

We intend to build it gradually, starting with the information and routines we use every day, and to rely on a capability only once it works reliably.

What the platform is intended to do

Intended capabilities, not current ones. We will describe any of them as available only once it is in use.

01

Property management

  • Centralised property information
  • Maintenance requests and workflow tracking
  • Tenancy and occupancy information
  • Contractor coordination
  • Operational task management
  • Document organisation

02

Financial performance

  • Rental income and operating cost tracking
  • Cash-flow monitoring
  • Property-level performance analysis
  • Portfolio reporting
  • Comparison of financial scenarios

03

Real estate deals and investment analysis

  • A structured pipeline for potential opportunities
  • Deal screening and preliminary feasibility analysis
  • Acquisition assumptions and project budgets
  • Cash-flow modelling
  • Organisation of investment documents
  • Scenario and sensitivity analysis

04

AI-assisted workflows

  • Sorting and routing incoming requests
  • Drafting routine operational messages
  • Extracting key information from documents
  • Preparing structured inputs for reports
  • Highlighting tasks that need attention
  • Less repetitive administrative work

People stay responsible

AI is intended to support the people managing a property — to sort, draft, extract and prepare — not to replace their judgement. Anything it produces would be reviewed by a person before it is used. Management and investment decisions remain with the owner and with us, and professional responsibility does not pass to software.
