Complimentary · a first step

Complimentary Property Assessment

A brief first review of your property, its current letting arrangements and what you need from a manager — so that any proposal we prepare fits the property.

Request a Complimentary Assessment

What it covers

  • The property: where it is and what type it is
  • The current tenancy and how it is managed today
  • Your management requirements
  • Whether our service is a good fit

A limited, preliminary assessment based on a conversation and the information you share. It is not a valuation, a property inspection or a detailed financial analysis. Where it makes sense, we then prepare a tailored management proposal.

Who it is for

  • Owners living abroad

The flat is let, the tenant is settled, and you are in another time zone. Small problems arrive late and second-hand, and it is hard to tell whether a repair was needed or what it cost.

A single point of contact in London, an agreed spending limit, and a statement you can read in five minutes.

  • Landlords with limited time

You manage the property yourself, between other commitments. A boiler fault, a renewal and a gas certificate can all fall in the same week.

Someone to take the calls, arrange the work and keep the dates — while decisions that matter still come to you.

  • Owners of a few properties

Two or three flats, each with its own tenant, contractors and paperwork, and no consistent way of comparing how they are doing.

The same standard of oversight and reporting across every property, so the figures can be read side by side.

What the management covers

The exact scope is set out in your management agreement. These are the parts of it that most owners rely on.

01Tenant communication
Tenants have one responsive point of contact for day-to-day matters covered by the management agreement. Questions that need your decision reach you with the facts and a recommendation, not simply forwarded.
02Maintenance coordination
We arrange approved repairs and maintenance through suitable external contractors, obtain quotes where the work warrants it, and follow each job through to completion. Spending limits are agreed with you in advance.
03Property oversight
We keep track of the property's condition, recurring issues and the dates that matter — certificate renewals, tenancy end dates, agreed visits — so that nothing lapses by accident.
04Financial reporting
Regular statements of rent received, costs paid and management activity, with supporting invoices. Readable in a few minutes; detailed enough to pass to your accountant.
05Tenancy administration
We keep tenancy records organised and handle the administrative side of renewals, notices and move-outs within the scope we agree. Where a matter needs a solicitor or another specialist, we say so and help you find one.

Statements that show what the tenancy actually yields

In long-term letting, the figures that matter move slowly and are easy to lose: service charge rises, recurring repairs, a rent left unchanged for three years. We organise reporting so they stay visible, and use it to inform the decisions that come up over a tenancy.

Cost visibility
Income and every cost of holding the property on the same statement — management, repairs, service charge, ground rent, insurance — with the invoices behind them.
Before each renewal
A short look at the rent against comparable lettings and at the tenancy's history, so a renewal is decided rather than simply rolled over.
Maintenance patterns
Repeat repairs are flagged, so that a replacement can be weighed against another call-out on cost rather than habit.

Fees

Quoted for the property, in writing.

Indicative management fee10–12%

of the agreed monthly rental income

The exact fee depends on the scope of the management service, the property and the arrangements agreed. A tailored written proposal confirms the fee, what it includes and what is charged separately, before anything is agreed.

Charged separately

These costs are not part of the management fee. Where we arrange them, they are agreed with you first and passed on at cost or quoted separately.

  • Contractor invoices for repairs and maintenance
  • Major repairs and refurbishment
  • Professional inventories and check-in or check-out reports
  • Specialist inspections
  • Statutory safety certificates (gas, electrical, fire)
  • Legal services
  • Tenant-finding, where arranged

Questions owners ask

What does property management include?

The day-to-day running of a let property within an agreed mandate: being the tenant's point of contact, coordinating repairs and maintenance, keeping track of certificates and tenancy dates, administering renewals and move-outs, and reporting to you on income and costs. The exact scope is set out in your management agreement, so you know which matters we handle and which come to you.

How are repairs and maintenance handled?

We agree a spending limit with you at the outset. Below it, we arrange approved work through suitable contractors and report it; above it, we come to you with quotes and a recommendation before anything is instructed. Contractor invoices are charged to the property at cost and appear on your statement with the invoice attached.

Can I use Dibonelli if I live outside the UK?

Yes — this is one of the situations the service is designed for. We agree how and when we contact you and what we may approve in your absence. If you live outside the UK, HMRC's Non-Resident Landlord Scheme may apply to rent collected on your behalf; we discuss this with you at the outset.

How are management fees determined?

Our indicative management fee is 10–12% of the agreed monthly rental income. Where a property falls in that range depends on the scope of the service, the property and the arrangements agreed. Your written proposal confirms the fee, what it covers and what is charged separately, before you commit to anything.

What happens during the complimentary assessment?

A short conversation, by phone or video, about the property, the tenancy and what you need, together with a look at any information you choose to share. It helps both sides judge whether the service is a good fit. It is not an inspection or valuation; if you would like to proceed, we follow with a written proposal.

Do you find tenants?

Tenant-finding is separate from ongoing management. Where we arrange it, it is quoted and charged separately — ask when you enquire.
