Dibonelli Italy

Italy

Owner support, operating oversight and real estate analysis for owners and investors with property in Italy — with the same standards of reporting and care we apply in the United Kingdom.

Owning property in Italy from a distance usually means relying on several people at once — a local manager, a cleaner, a commercialista, a condominium administrator — without anyone looking at the whole.

We provide that overview. Each property is considered on its own: what is needed, what can be done well, and what should stay with local professionals. Scope is agreed in writing before any work begins.

When owners usually get in touch

  • You live in the UK or elsewhere abroad and want one organised point of contact who keeps local arrangements accountable and reports in a form you can compare with your other property.

  • Your property is already let or run by someone local and you would like independent oversight of what is being done, what it costs and whether the arrangement still makes sense.

  • You are weighing up a purchase or a change of use and need the figures set out clearly — acquisition costs, refurbishment, rental scenarios — before deciding.

What we can help with

Scope is agreed property by property, in writing, before any work begins.

Owner support
A point of contact for the owner: keeping track of the property's obligations, documents and deadlines, and making sure questions reach the right people.
Operating oversight
Supervising existing local arrangements — property managers, cleaners, maintenance contractors — against agreed standards, and reporting on what they do.
Property management support
Where the property and local arrangements suit, coordinating day-to-day management with local suppliers. Scope is agreed property by property.
Property performance reviews
The same structured review we provide in the UK: income, operating costs, net yield and alternative ways of letting the property.
Feasibility and financial analysis
Cash-flow models and feasibility studies for small projects — a refurbishment, a move between long and short lets, or a purchase under consideration.
Small real estate operations
Support for owners running a small number of apartments or short-stay units who want firmer operations and clearer figures.

Advisory for Italian property

The complimentary initial review and the Property Performance Review are available for property in Italy, on the same basis as in the UK.

Questions about Italy

Which services are available for property in Italy?

Owner support, operating oversight, property management support coordinated with local suppliers, property performance reviews and feasibility or financial analysis. What we take on for a particular property depends on its location, how it is used and the local arrangements already in place, and is agreed in writing first.

I live outside Italy. Can you help?

Yes — owners living abroad are often the people who benefit most. We agree how and when we report to you, keep track of the property's obligations and suppliers, and raise anything that needs your decision with the facts and a recommendation.

Can you analyse an Italian property I am thinking of buying?

Yes. We can set out acquisition and refurbishment costs, rental scenarios and an indicative cash flow, so the decision is made on clear figures. This is financial analysis, not a valuation, a survey or a recommendation to buy; those remain with qualified local professionals.

What does an initial enquiry involve?

Tell us where the property is, how it is used today and what you would like to change or understand. We reply by email, usually with a few questions or a suggestion to speak briefly. If it is work we can do well, we follow with a written scope and fee; if not, we say so.

Scope of services

Some work in Italy is reserved to registered or qualified professionals, and remains with them, appointed by the owner. Dibonelli does not act as an estate agent (agente immobiliare) or broker sales and purchases, and does not provide legal or notarial services, tax or accounting services, or surveys, valuations and technical certifications (the work of a geometra, engineer or architect). We are glad to work alongside the owner's professionals and to suggest the kind of specialist a matter needs.

Selected cross-border advisory matters, including some involving Switzerland, may also be considered case by case, subject to scope and local requirements.
