Analysis for owners and private investors

Real Estate Advisory

Independent financial analysis for property owners and private investors: how a property is performing, what it costs to hold, and how the alternatives compare.

Advisory work covers properties in the United Kingdom and Italy. Selected cross-border matters, including some involving Switzerland, may be considered case by case, subject to scope and local requirements.

Two ways to begin

A short initial review tells you whether a fuller piece of work is worthwhile. The performance review is that fuller piece of work.

Complimentary

Initial Review

A short, preliminary assessment based on the information you send.

  • A first look at the property or opportunity
  • A conversation about what you want to know
  • A few relevant financial or operational points
  • A view on whether deeper analysis would be useful

A brief email summary or a short call, depending on the information available.

Not a financial model, valuation, feasibility report or recommendation. Offered subject to suitability and availability.

From£250per property

An in-depth financial review of a single property, with a written report.

  • Detailed rental income and operating cost analysis
  • Net operating yield calculation
  • Comparison of relevant rental scenarios
  • Assessment of how the property is performing
  • Identification of potential improvements
  • A concise written financial report

A defined scope and fee, confirmed in writing before work begins.

Reviews depend on the quality and availability of the information supplied. They are not formal valuations, property surveys, investment recommendations, or legal or tax advice.

Who it is for

Owners reviewing a property they hold

The rent arrives, the costs go out, and it is not clear what the property actually returns — or whether a different way of letting it would do better.

What we look at

Rental income, operating costs, net yield and alternative letting scenarios.

Buyers assessing an opportunity

A flat or small building is under consideration and the asking price needs to be tested against realistic income and costs before an offer.

What we look at

Acquisition and refurbishment costs, rental scenarios, sensitivity to the key assumptions.

Owners considering a change

A refurbishment, a move from long lets to mid-term stays, or a different operating arrangement — each with costs that need setting against what they might return.

What we look at

Budgets, cash flow over time and a like-for-like comparison of the options.

Dibonelli Property Intelligence · Real Estate Advisory

The formal, written form of the method

Our management work applies Property Intelligence quietly, month by month. In advisory it becomes the deliverable: the figures gathered, tested and set out so that an owner or buyer can see how operations and finance connect for one specific property.

Evidence first
Each conclusion is tied to a figure or a document, and every assumption is stated so it can be checked or changed.
Scenarios, not forecasts
Alternatives are compared on a like-for-like basis rather than presented as a single prediction.
Operational realism
Improvements are tested against what it would actually take to run the property differently.

What our advisory work is not

Not regulated financial advice
We do not advise on investments, mortgages or other regulated products.

Not legal or tax advice
Where a question turns on law or tax, we will say so and suggest the right kind of adviser.

Questions about reviews

What is included in the complimentary initial review?

A first look at the property or opportunity based on what you send us, a short conversation about what you want to understand, and a few relevant observations — usually as a brief email or a call. It tells you whether a fuller piece of work is worth doing. It does not include a financial model, a written report or a recommendation.

What does the £250 Performance Review include?

A detailed analysis of one property: rental income, every operating cost, net operating yield, a comparison of relevant letting scenarios and the improvements that look worth considering, set out in a concise written report. £250 is the starting fee; we confirm the exact fee and scope in writing before work begins, depending on the property and the information available.

What information do I need to provide?

Ideally the tenancy agreement or recent booking history, twelve months of income, and the main costs: service charge, ground rent, insurance, repairs and any management fees. Mortgage terms can be included if you want them reflected. If some figures are missing, send what you have — we will tell you how the gaps affect the analysis and state any assumptions clearly.

Can you assess a property I am thinking of buying?

Yes. We can set out acquisition and refurbishment costs, realistic rental scenarios and an indicative cash flow, and show how sensitive the result is to the main assumptions. This is usually quoted as a feasibility study rather than a performance review. It is financial analysis to support your decision, not a recommendation to buy.

Is a review a formal valuation or an investment recommendation?

No. Our reviews analyse income, costs and scenarios using the information available. They are not RICS valuations, surveys, regulated financial advice or legal and tax opinions; where you need one of those, we will say so and suggest the right kind of professional.

Do you review properties in Italy?

Yes. Initial reviews, performance reviews and feasibility work are available for Italian properties on the same basis, with the fee confirmed before work begins.
